Charming 30m2 (320 sq feet) completely independent studio apartment with kitchenette and full bathroom (with shower). The apartment is open plan “L” shaped, very cozy and bright and cheery. Please note that this is a basement apartment but which has large windows (see pictures). The apartment has a separate independent entrance door, is fully furnished (160 cm queen size bed, spacious wardrobe, bookshelves, double sofa, large coffee table, 121 cm OLED TV, large dining/study table, hardwood floors, floor heating, etc.), and is fully equipped (all necessary kitchenware, Nespresso coffee machine, stove top with ventilation, small fridge/freezer, Air Fryer, toaster, convection microwave oven (no large oven), etc.
All bath towels, bed linen, duvet, hair dryer, ironing equipment, are also included. You would be welcome to use our washer/dryer (in a separate room on the same floor as the studio).
Access to a garden space just outside the studio equipped with a small table and two chairs.
We are located in a nice quiet village called Wuennewil (2500 inhabitants, located Southwest of Bern, midway between Switzerland's beautiful Capital Bern and Fribourg).
• Our Wuennewil train station is a 200 meters walk from the studio;
• The direct train ride to Bern and Fribourg main train stations is less than 20 minutes;
• The University of Bern is located just outside the Bern train station;
• The University of Fribourg is a short walk or bus ride from the Fribourg train station.
A small but well-equipped grocery store, cheese store, bakery, restaurant, coffee shop, bar, bank, etc. are between 3 to 7 minutes walk from the studio.
Also many beautiful walking possibilities just outside our door, forests, fields, with great views on the Alps and Jura mountains.

Summary:
• 30m2 (320 sq feet) independent studio apartment with full bathroom (shower) and kitchenette;
• Rent includes ancillary expenses (water, electricity, heating), parking, Wifi, Netflix;
• A weekly cleaning service can be arranged upon request at an additional cost;
• Letting period: Indefinite but minimum 4 months then renewable with 3 months notice period at any month end;
• ~20 min. door-to-door to Bern and Fribourg main train stations;
• Completely independent / separate entrance;

• A free parking space is available for you if required;

House rules:
• Cats and dogs are not allowed in the studio (please note that we have 2 cats but they don't have access to the studio);
• This is a completely smoke-free (inside and outside) apartment;
• Thank you for removing your shoes while inside the studio.

We are a Canadian family with 2 adult daughters. We speak English, French and German.
