Rental conditions
Living rights Only persons in training or families in which one of the parents is studying in a public school, recognized by the Board of Trustees of Apartis are allowed to live in our lodging units. In accordance with Article 3 of our rental condition of December 13, 2012, in order for a person to be eligible to rent one of our apartments, he or she must present a proof of enrolment in a public Swiss university, a polytechnic federal high school, a public or private high school recognized by the Swiss Government or by the State of Fribourg. The same applies to students who are studying in a public college in Fribourg, in a state school with a diploma degree, in a professional or vocational school in Fribourg and students in a private school recognized by the State of Fribourg. Are not eligible, persons who are exercising lucrative activities such as graduate assistants, doctors, trainees in an administration work and in a firm, working students, provided that their professional activity exceeds 40%. The same applies to students who are studying in a school, which is not recognized by the Board of Trustees. |
The duration of Apartis contracts is indefinite and can be cancelled twice a year. Exception: for exchange students or Erasmus students, Apartis establishes contracts with a fixed duration (duration: September to June or September to January). |
Payment of the rent and of the guarantee The rent has to be paid monthly, until the first day of each month. The tenant has to pay a guarantee (a value equivalent to three months rent) at latest when entering in one of the apartments. This guarantee will be blocked on an account at the Banque Cantonale de Fribourg in the name of the tenant. After departure of the tenant the guarantee will be returned. The bank fees of CHF 30.— will be charged on the tenant. Apartis accepts guarantees without money deposit with the following companies:

What is the personal liability insurance? The personal liability insurance in Switzerland covers all damages you have caused unintentional on a person or on belongings of a person morally or physically. The confirmation of the suscription of an insurance belongs to the documents which are requested for renting a room or apartment. If during the time as a tenant damages are caused by you in your room or apartment, this insurance will cover the costs. The article 5 of the general renting terms and conditions of the IKF and the article 15 of the renting active element of Apartis of 5-4-2009 means that all tenants are obliged to suscribe such an insurance. This insurance is inevitable if you like to rent an apartment or a room. You should suscribe this insurance with a Swiss insurance or a foreign insurance which is valid in Switzerland. |
Cancelling of the contract There are two deadlines to respect when cancelling a contract: 31st January and 31st August (these dates correspond to the end of the semesters at the university). To terminate a contract, a letter has to be written and submitted to Apartis three months before the deadline. In case the tenant does not respect the deadlines mentioned above, he or she will be responsible to pay the rent until the end of the next deadline mentioned in the contract, unless if he or she finds an appropriate successor (studying and solvent) who is also accepted by the co-tenants of the apartment. |
Fees For each established contract, a fee of CHF 20.00 will be charged. When changing a room within Apartis lodging units, an administrative fee of CHF 50.00 will be charged. |
